Buying a Home in Dar es Salaam: Areas, Prices and Checks
9 min read · HomesAxis Realty · 10/19/2026

Dar es Salaam is Tanzania's commercial capital and its largest property market. Whether you are buying a family home, an apartment to rent out, or a plot to build on, here is how to approach it.
Popular areas and who they suit
- Masaki and Oyster Bay — embassies, international schools, sea views and premium apartments.
- Mikocheni, Mbezi Beach and Kawe — family houses, larger plots, good access to the north of the city.
- Upanga and the city centre — apartments near offices and hospitals.
- Kurasini — close to the port, logistics and commercial property. Our Dar office is here.
- Kigamboni — beach land and new homes across the bridge.
- Goba, Bunju and Madale — growing suburbs with more affordable plots.
Set your budget properly
Decide your total budget including advocate fees, stamp duty and registration, survey and any renovation. If you need a mortgage, speak to your bank before you start looking, so you know what they will lend and which documents they need on the property.
Title and document checks
- Confirm the type of title and the registered holder at the land registry.
- Check for mortgages, caveats or disputes.
- Ask for the approved survey plan and walk the beacons.
- For a built house, ask for the building permit and approved drawings.
- For an apartment, ask about the unit title, building management and service charges.
Common mistakes to avoid
- Paying a deposit before checks.
- Buying from someone who is not the registered owner, even a relative.
- Ignoring road access and flooding history.
- Paying in cash.
