homesaxis.com is operated by HomesAxis Realty, a real estate brokerage with offices at Kurasini, Dar es Salaam and Mazizini, Zanzibar. By using this website or our services you agree to these terms.

2. Listing information

Property details, prices, sizes and photos are provided by owners, developers or their representatives. We work to keep them accurate but cannot guarantee that every detail is complete or current.

Listings may be withdrawn, sold or changed at any time. Prices shown in another currency are converted at our office exchange rate for guidance only; the listing's original currency applies.

Badges such as "Title Deed Verified" reflect documents our team has reviewed at the time of listing. They do not replace your own legal checks.

3. Not legal, tax or financial advice

Guides, articles, market comparisons and our assistant Mr Zenji provide general information only. Before buying, selling, leasing or investing, take advice from a qualified lawyer, tax adviser or financial professional in Tanzania or Zanzibar.

4. Valuations and CMA reports

A Comparative Market Analysis (CMA) is an opinion of likely market price based on asking prices of comparable listings. It is not a certified valuation or appraisal and must not be relied on for lending, insurance, tax or legal purposes.

5. Enquiries, viewings and bookings

When you send an enquiry or book a viewing, an advisor will contact you by phone, WhatsApp or email. Viewing times are confirmed only when an advisor confirms them.

Please give accurate contact details and let us know if you can't attend a viewing.

6. Owners listing with us

If you submit a property, you confirm that you own it or are authorised to market it, and that the information and photos you provide are accurate and yours to share.

Submissions are reviewed before publication. We may decline, edit for clarity, or remove any listing. Commission and marketing terms are agreed in a separate written agreement.

7. Payments

HomesAxis Realty will never ask you to send a deposit or purchase money to a personal account through this website or by message alone. Confirm payment instructions in person or with your lawyer, and contact us on +255 768 045 919 if you are unsure.

8. Seller and client portals

Keep your sign-in codes private. Portal information is provided for your own use and may be updated as your advisor works on your file.

9. Your information

We use the details you give us to respond to your enquiry, arrange viewings and provide our services. We do not sell your personal information. Contact us to ask what we hold about you or to have it corrected.

10. Website content

Text, photos, logos and designs on this website belong to HomesAxis Realty or its partners and may not be copied for commercial use without permission. Links to other sites are provided for convenience; we are not responsible for their content.

11. Liability

To the extent the law allows, HomesAxis Realty is not liable for losses arising from reliance on website information, from decisions made without independent advice, or from temporary unavailability of the website.

12. Governing law and changes

These terms are governed by the laws of the United Republic of Tanzania, including Zanzibar where applicable. We may update them from time to time; the date below shows the latest version.
