Where to Buy in Zanzibar: North, East, South and Town Compared
8 min read · HomesAxis Realty · 10/19/2026

Zanzibar is a small island, but each coast feels very different. Picking the right area matters more than any single feature of the property.
North: Nungwi and Kendwa
The beaches here are less affected by tides, so you can swim most of the day. Sunsets over the water, many hotels and restaurants, and a busy holiday-rental season. Good for buyers who want rental income from visitors. See our Nungwi area guide.
North-east: Matemwe, Kiwengwa and Pwani Mchangani
Quieter, with long reef-protected beaches and a strong presence of larger resorts. Suits buyers wanting privacy, and investors looking at hotel plots.
South-east: Paje, Jambiani and Bwejuu
Known for kitesurfing, wide tidal flats and a relaxed, younger crowd. Boutique hotels, cafés and guesthouses. Strong demand in kite season. See our guides for Bwejuu and South Zanzibar.
Town and around: Stone Town, Mbweni, Mazizini and Fumba
Best for living on the island all year: closer to schools, hospitals, shops, the port and the airport. Family houses, apartments and new planned communities. Our Zanzibar office is in Mazizini.
Questions to decide your area
- Will you live there, holiday there, or rent it out?
- Do you need to swim at any time of day?
- How far are you happy to drive from the airport?
- Do you need schools and hospitals nearby?
