What Is a CMA? How We Price Your Property

If you are thinking of selling, the first question is always the same: what is my property worth? A Comparative Market Analysis — a CMA — is how we answer that question with evidence instead of guesswork.

What a CMA is

A CMA compares your property with similar properties in the same market. It looks at location, property type, land and built size, bedrooms, condition and features, then sets out a price range that a buyer is likely to accept.

What goes into our CMA

• Your property — address or area, title type, size, rooms, condition, extras like a pool, sea view or generator.
• Comparable listings — properties of the same type in the same area, adjusted for size and features.
• Market snapshot — the number of comparable properties, the low, median and high asking price, and price per square metre where sizes are known.
• Three price points — a quick-sale price, a target price and a premium price, so you can choose how fast you want to sell.
• Marketing plan — how and where we will present the property.

Asking prices versus sale prices

Tanzania does not have a public database of completed sale prices like some countries do. Our comparables therefore use asking prices of listings we hold. We say so clearly on every report. Where there are too few comparable properties, the report says that too, instead of inventing a figure.

Why price matters so much

An overpriced property sits unsold. Buyers notice how long a listing has been on the market and begin to assume something is wrong. A property priced correctly from day one usually attracts more viewings, more serious buyers and a stronger final offer.
