Selling Tips
Selling Your Home in Zanzibar or Dar es Salaam: 7 Steps

Selling property in Tanzania goes smoothly when the paperwork is ready before the first buyer arrives. Here is the process we follow with every seller in Zanzibar and Dar es Salaam.
Step 1: Gather your documents
Buyers and their advocates will ask for these early. Having them ready shortens the sale by weeks:
- Title deed, certificate or right of occupancy, or registered lease
- Approved survey plan
- Building permit and approved drawings, if built
- Proof of rates and utility payments
- Your national ID or passport, and company documents if a company owns the property
- Any family or spousal consent the sale needs
Step 2: Get a realistic price
Ask for a free CMA. It compares your property with similar ones and gives you a quick-sale, target and premium price. Pricing too high is the most common reason property stays unsold.
Step 3: Prepare the property
- Repair small things: leaking taps, broken tiles, peeling paint.
- Clear the plot of rubbish and cut back overgrown areas.
- For land, make sure beacons are visible.
- Clean and declutter before photographs.
Step 4: Market it properly
Most buyers — especially overseas and diaspora buyers — see your property online first. We photograph it in good light, write an accurate description, and publish it on homesaxis.com with a map, price in USD or TZS, and the documents we have verified. We also share it with our buyer list and on social media.
Step 5: Handle viewings and enquiries
Your advisor screens buyers before viewings, accompanies every visit and reports back on feedback. You do not need to show strangers around yourself.
Step 6: Negotiate the offer
Offers should be in writing and say the price, payment schedule, conditions and timeline. We help you compare offers on more than price: a slightly lower offer with a bank-approved buyer may be stronger than a higher one with uncertain funds.
Step 7: Agreement, payment and transfer
Both sides' advocates prepare the sale agreement. Payments go through bank transfer to an advocate's or seller's bank account, never cash. The transfer is registered and keys are handed over once funds clear.
How long does it take?
It depends on the property, the buyer's funding and how complete the paperwork is. Missing documents, family consent issues or approvals are the most common causes of delay, so prepare them first.
